Borderless Homes

Find out how much property you can afford in Thailand. Enter the cash you have, your income and how you plan to pay, and the calculator works out the maximum price, the mortgage you would need and your monthly repayment, after allowing for buying costs. The defaults are set for a foreign buyer.

How the affordability calculator works

The calculator checks two limits and uses the lower one:

  • Your cash: you need enough for the deposit (the part of the price the bank won’t lend) plus buying costs such as the transfer fee and condo fees.
  • Your income: banks usually keep total debt repayments below about 40% of gross monthly income, which caps how much you can borrow.

Can foreigners get a mortgage in Thailand?

It is possible but limited. Only a few lenders, such as UOB Thailand, offer home loans to foreigners, usually for freehold condos with a title deed. They typically lend 50 to 70% of the price and require a high income. Many foreign buyers pay cash, borrow at home, or use developer financing, which usually covers a smaller share of the price over a shorter term.

Thai nationals can usually borrow more. Under the Bank of Thailand’s relaxed loan-to-value rules, extended to 30 June 2027, banks can lend up to 100% of the value in some cases, but they still assess each borrower.

What interest rate should I use?

Thai banks often offer low promotional rates for the first three years, then a floating rate linked to their Minimum Retail Rate (MRR), which was around 6 to 7% in 2026. Using about 6.5% gives a realistic long-term estimate.

Frequently asked questions

How much deposit do foreigners need to buy property in Thailand?

If you can get a mortgage, expect to put down 30 to 50% of the price, plus buying costs. Without a mortgage, you need the full price plus costs, and the money must come from abroad in foreign currency to register a condo in your name.

What share of my income can go on a mortgage?

Many Thai lenders use a maximum debt service ratio of about 40% of gross income, including existing debts. You can change this in the calculator.
